Gulf-front high-rise condos. Most have individual sidewall vent terminations rather than shared risers, and the focus is on per-unit cleaning, exterior cap inspection, and replacement of corroded Wind-Borne Debris Region-rated terminations.
Single-family homes on Inerarity Point and Innerarity Island. Perdido Key's traditional single-family inventory sits on the bay side — the Inerarity Point peninsula and the gated Innerarity Island community, plus the bay-side neighborhoods along Old River and Big Lagoon. Many of these homes have gas fireplaces, some have true masonry or factory-built wood-burning fireplaces, and new construction often includes natural-gas service. Vacation rentals. Perdido Key's STR market splits into two camps. Buildings like La Riva, Vista Del Mar, Land's End, Florencia, and The Palms of Perdido are rent-restricted — meaning STR is prohibited or sharply limited, and these are primarily snowbird and seasonal-resident properties. STR-eligible high-rises and townhomes (Eden, Indigo, Palacio, Beach Colony, Sandy Key, Perdido Sun, Spanish Key, the Lost Key complex) drive the primary turnover work. We coordinate with property managers and turn-day cleaning crews to schedule between guest stays and deliver cleaning certificates suitable for HOA records, insurance carriers, and DBPR vacation rental licensure.
The state line shapes how this island works. Perdido Key is bisected by the Florida-Alabama border at its western end — Flora-Bama sits right on the line. Newman's serves the Florida portion of the Key from the Theo Baars Bridge to the state line, which covers nearly all of Perdido Key's residential stock and the entire Perdido Key Drive corridor. Two seasonal peaks instead of one. Most Gulf Coast service businesses plan around a single summer tourist peak. Perdido Key has two: the STR cycle from spring break through Labor Day, and a heavy snowbird cycle from December 1 through March 1 anchored at the rent-restricted buildings, the Perdido Key RV Resort, and adults-only seasonal communities. Snowbirds run dryers daily and expect a clean unit on arrival. Pre-December cleaning work is a meaningful service spike that mainland markets don't have.
Storm surge here doesn't behave the way you'd think. Hurricane Ivan in 2004 did extensive damage to Gulf-front high-rises, but Hurricane Sally's 2020 surge actually flooded the bay side of Perdido Key worse than the Gulf side. Inerarity Point homes and Old River bay-side condos sustained heavier surge damage than the high-rise spine. Two of Sally's three direct fatalities occurred on the Perdido Key and Innerarity shoreline. Bay-side single-family homes face a different post-storm restoration profile than Gulf-front condos — wood-framed envelopes, longer attic-routed dryer runs, sand-and-saltwater intrusion in lower vents, and gas fireplaces that need post-storm inspection for water and salt ingress.
Documentation matters here more than most places. Many Perdido Key buildings are rent-restricted or have specific HOA requirements around STR; others run high-occupancy STR through summer and need cleaning certificates that satisfy insurance carriers, post-Surfside structural integrity reserve studies, and Florida DBPR vacation rental licensure.
